Host: The lawful owner or occupier of a property who engages Aura Voyage Properties Ltd (“AVP”) to provide co-hosting and premium property management services.
Guest: An individual who makes a booking for a Host’s property, either via an approved third-party booking platform, directly through the Host, including bookings initiated on the Host’s or Aura Voyage Properties Ltd website or other authorised channels.
Platform: Any authorised short-term rental booking channel, including third-party marketplaces (e.g., Airbnb, Booking.com, VRBO) or direct booking channels operated by the Host or Aura Voyage Properties Ltd. All guest payments are received directly by the Host.
Co-Host Services: The comprehensive property management and hosting support services provided by AVP, which may include listing optimisation, professional photography, guest communications, check-in and check-out coordination, cleaning and maintenance management, and other related services as agreed with the Host.
Gross Booking Revenue: All sums received by the Host from the Platform for bookings of the property, including applicable cleaning fees, prior to the deduction of Platform commissions, payment processing fees, taxes, or other authorised deductions.
Aura Voyage Properties Ltd (“AVP”) delivers premium co-hosting and property management services under a transparent structure designed to maximise both control and efficiency for Hosts.
All guest payments and security deposits are received directly by the Host via the authorised Platform. AVP issues invoices to the Host for management fees and any approved reimbursable expenses, in arrears, in accordance with the signed Co-Host Agreement.
The Host retains full responsibility for guest payouts, refunds, and security deposit management, except where alternative arrangements have been expressly agreed in writing. This structure ensures clarity, compliance, and seamless financial management while allowing AVP to focus on delivering an exceptional guest experience.

Aura Voyage Properties Ltd’s management fees, invoicing schedule, and payment terms are detailed in the Co-Host Agreement. Typically, invoices are issued monthly in arrears and are payable within 14 calendar days by bank transfer.
Late payments shall accrue interest at four percent (4%) per annum above the Bank of England base rate, calculated daily until payment is received in full.
Hosts remain fully responsible for all platform commissions, taxes, and other third-party fees associated with their property listings.
All guest bookings and security deposits are processed directly through the relevant Platform, in accordance with its terms and conditions.
Aura Voyage Properties Ltd supports Hosts by documenting any property damage, providing recommendations for deposit deductions, and assisting with dispute resolution. However, AVP does not directly process or hold guest deposits.
AVP accepts no liability for refunds or disputes managed by the Platform, except where explicitly agreed in writing with the Host.
Hosts engaging Aura Voyage Properties Ltd are responsible for:
Providing accurate property information and confirming lawful authority to host short-term stays.
Maintaining valid buildings and contents insurance, and notifying insurers of any short-let activity.
Ensuring all statutory safety certificates, including gas, electrical, and fire compliance, are current and available on request.
Covering property-related expenses such as utilities, council tax, and maintenance, unless otherwise agreed in writing.
Granting AVP co-host access on Platforms and reasonable physical access to the property to deliver management and hosting services.
Guests are required to:
Provide accurate and complete booking information.
Adhere to the property’s house rules and respect the premises, neighbouring properties, and community.
Engage courteously with AVP and the Host, ensuring a positive experience for all parties.
Aura Voyage Properties Ltd facilitates guest communications and management on behalf of the Host but does not act as a contracting party for bookings unless explicitly agreed in writing.
Hosts are responsible for maintaining comprehensive insurance coverage for short-term letting, including buildings, contents, and public liability. Aura Voyage Properties Ltd maintains its own Professional Indemnity and Public Liability insurance in line with best industry standards.
AVP is not responsible for occupancy levels, guest cancellations, or any losses arising from Platform-related issues, except where such losses are directly attributable to AVP’s negligence or breach of the Co-Host Agreement.
Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, or any liability that cannot legally be excluded.
All content on this website, including text, images, graphics, logos, and trademarks, is the exclusive property of, or licensed to, Aura Voyage Properties Ltd.
You may access, view, and print website materials solely for personal, non-commercial use. Any reproduction, redistribution, or commercial exploitation of content requires the express prior written consent of AVP.

Termination of any co-hosting or property management arrangement shall be governed exclusively by the terms outlined in the signed Co-Host Agreement.
